Can You Live in a Static Caravan?

It is the question a surprising number of buyers quietly ask — usually after falling for a seaside view. The honest answer is: probably not on a normal holiday park, and “living” on a residential park is a very different proposition.

The short answer

Can you live in a static caravan all year round in the UK?

On a standard holiday park, no — holiday homes are classed as holiday accommodation, most parks run a 10 or 11-month season, and using one as your permanent residence usually breaches both the park contract and planning rules. To live in a static caravan year-round you need a residential (park home) site with planning permission for permanent occupation, and even then your permanent address status must meet the site’s residential conditions. Always confirm the park’s terms and planning status in writing before assuming you can live there.

Holiday parks versus residential parks

Holiday parks (where the vast majority of static caravans sit) are licensed for holiday use only. The ownership contract will typically state the unit cannot be used as a permanent residence, and your council tax status and address follow from that.

Residential park home sites are a separate category. They have planning permission for permanent homes, are regulated under specific legislation, and residents pay council tax normally. Life there is real year-round living — smaller than a house, warmer material-wise than the brochure suggests, but genuine full-time residence.

The practical reality of full-time life

Beyond the legal side, consider: transport access, heating and insulation in winter, postal addresses and council tax, broadband, and proximity to work and schools. And the weather. Owners who winter on a coast park love the sea air until the storms arrive.
