Can I Rent Out My Static Caravan?

The idea of a static caravan that pays for itself is attractive — but the reality is heavily restricted. Whether you can rent out your holiday home at all is decided by your park, not by you.

Here is what owners need to know about subletting: the rules, the approval, the costs, the tax, and the risks.

The short answer

Can I rent out my static caravan?

Only if the park explicitly allows subletting in writing. Many UK parks restrict or ban it entirely, and operating a holiday let has real costs — advertising, cleaning, damage, compliance and tax. Never assume it is allowed.

The park rules come first

Your licence agreement sets out whether subletting is allowed. Many parks ban it outright; others allow it only through the park’s own letting scheme, taking a commission. Some independent parks allow owner-managed lets with approval.

Before you buy with rental income in mind, get the park’s subletting position in writing — a verbal “well, nobody really enforces it” is not a licence to operate a business on their land.

What renting out really costs

  • Park commission or letting fees if you use the park’s scheme — often 15–25% of the rental income
  • Marketing and booking costs if you self-manage
  • Cleaning, linen, laundry and utilities between guests
  • Damage, wear and maintenance — guests are harder on homes than owners
  • Compliance: gas safety certificates, fire safety, insurance that covers paying guests

The tax and the risks

Rental income from a furnished holiday let may be taxable, and the rules change depending on how many days it is let and available. Insurance must cover commercial letting, which costs more than standard holiday-home cover.

The bigger risk is practical: many parks restrict subletting precisely because lettings change the character of the park. A resident-focused park may not welcome commercial lets, and the balance of power sits with the park.

Frequently asked questions

Do Haven or Parkdean allow subletting?+
Policies vary by operator and park, and change over time. Most large operators restrict or centrally control holiday-home letting — check the current policy for your specific park in writing.
Is renting out my static caravan profitable?+
It can cover running costs in strong locations, but after commission, cleaning, compliance and wear, many owners make little net profit — and risk their licence. Model the numbers honestly before buying for rental.
What insurance do I need to rent out?+
Standard holiday-home insurance does not cover paying guests. You need a policy that covers commercial letting, which costs more and has stricter conditions.
