How Much Deposit Do I Need?

Buying a static caravan almost always starts with a deposit — the payment that reserves your chosen home and pitch. The amount, and how refundable it is, matters more than many buyers realise.

Here is what to expect, what protects you, and the questions to ask before you hand over any money.

The short answer

How much deposit do I need for a static caravan?

Most parks ask for around 10–25% of the purchase price to reserve the home. Deposits are usually non-refundable, so only pay once you are confident about the park, the price and the terms — and confirm everything in writing first.

Typical deposit sizes

  • Reservation deposit: commonly 10–25% of the price — on a £45,000 caravan that is £4,500–£11,250
  • Some parks hold a smaller holding fee (£500–£1,000) to take a home off the market while you arrange finance or a viewing
  • The deposit is held against the purchase price — not an extra cost, but money at risk

Is the deposit refundable?

Usually not — and that is the single most important fact to understand. Most parks treat the deposit as non-refundable, sometimes with limited cooling-off rights for off-site purchases. The specific cancellation terms should be in writing before you pay.

If the park fails to deliver what was promised — the wrong caravan, a different pitch, unapproved finance on different terms — you may have a stronger position, but do not rely on it. Get the terms in writing.

How to protect yourself before paying

  • Get the itemised quote and the full licence to read before paying anything
  • Confirm the cancellation and refund policy in writing
  • Check how the deposit is protected if the park goes into administration
  • If finance is a condition, make the contract conditional on finance approval

Frequently asked questions

Can I negotiate the deposit?+
Sometimes. Parks may reduce or waive a deposit as part of a deal, especially on used homes or out of season. Ask, but never trade away your protection for a lower deposit.
Do I lose my deposit if finance falls through?+
It depends on the terms. If the agreement was conditional on finance and finance fails on their offered terms, you should be protected — but confirm this in writing before paying.
Is a deposit the same as a holding fee?+
Not always. A holding fee is usually smaller and short-term (to take the home off the market); the deposit is the down payment against the purchase. Clear which one you are paying.
