The site fee — sometimes called the pitch fee — is the annual charge you pay to keep your holiday home on the park. It is the single biggest ongoing cost of ownership, and it rises every single year.

What is a static caravan site fee?
It’s the annual fee charged by the park for the pitch the caravan sits on. It typically covers ground rent, park rates/council tax contribution and use of park facilities, and usually rises each year.

- Use of shared facilities — pools, clubhouses, play areas
- Maintenance of the park grounds and services
Typical costs and rises
Site fees commonly run between £3,000 and £9,000 per year depending on park, region and pitch tier. Increases are typically linked to inflation (often RPI or CPI) plus a percentage — a typical rise is 4–8% a year.
Over a 10-year ownership, fee rises can add thousands. When you compare two parks, the fee level and its increase terms matter as much as the caravan price.
What to ask before you buy
Ask for the current fee in writing, the exact formula used for increases, what happens if you dispute a rise, and whether the fee is the same for every pitch or tier. Also check what is NOT included — utilities, insurance, and any annual park-specific charges.
