First-Time Static Caravan Buyers Guide

Buying your first static caravan is exciting — and easy to rush. Parks are brilliant at selling the dream; the numbers, the rules and the small print are where first-time buyers get caught out.

This guide gives you the honest, practical essentials before your first park visit, so you shop with your eyes open.

The short answer

What should a first-time static caravan buyer do first?

Work out your real annual budget — purchase plus site fee, insurance, rates and maintenance — and your drive-time radius. Only then shortlist parks and homes that fit both. Never pay a deposit before reading the full licence.

Set a budget that includes the annual costs

The sticker price is the smallest part of the real cost. Add the annual site fee (£3k–£9k and rising), insurance (£150–£500), utilities and rates, and maintenance. Many owners spend £5k–£10k a year all-in after year one.

First-time buyers often overlook year-one extras too: siting and connection, decking, furnishing and extras can add thousands.

Choose your location and park before your caravan

Decide the region and the park first — by drive time, season length, facilities and fees — then pick a caravan that suits it. A caravan you love on a park you don’t is a mistake you live with for years.

Start with our location guides and best-parks shortlists, then visit at least three parks before deciding.

Know the licence and the park rules

You buy the home, not the pitch — the licence agreement controls the season, the fees, the rules and your resale position. Before paying a deposit: read it, confirm the annual fee rise formula, the closed season, pet rules, age limits, subletting and what happens if you sell.

Common first-time buyer mistakes to avoid

  • Falling for “today only” deals — genuine deals repeat; bad rushed decisions don’t
  • Comparing sticker prices without comparing site fees
  • Skipping the walk around and asking existing owners how they find it
  • Trusting verbal promises — everything in writing
  • Ignoring the resale: depreciation is real, and parks take commission on resale

Before you pay a deposit

Before you buy a caravan or lodge — and before you pay a deposit — speak to an independent expert.

£150 spent on independent advice before you commit could save you thousands later — or stop you making the wrong purchase completely.

Frequently asked questions

How much deposit do I need for a static caravan?+
Typically 10–25% of the purchase price to reserve, with the balance on completion. Deposits are often non-refundable, so be sure before you pay one. See our deposit guide for details.
Can I get finance as a first-time buyer?+
Yes — parks offer finance and independent lenders exist. Holiday-home finance is unsecured and typically more expensive than secured borrowing, so compare APRs and borrow as little as you can.
What questions should I ask on a first park visit?+
Current site fee and its annual rise, the closed season, park rules (pets, subletting, age limits), how long the home has been up for sale and why, what is included in the price, and the full resale and exit terms.
